In this example I would like to show Realtors and Homeowner's the importance of creating a neutral dining room to allow buyers to see themselves entertaining their family in the home. 

Before staging, the dining room was a real conversation starter with the purple walls and the pink dining room set. The beautiful crystal chandelier was lost in the room and was not even noticed.

All I did in this dining room was to paint a calm, neutral colour, remove the floral draperies to add to the serene effect, add artwork and an area rug. The chandelier is now a selling point in the room. A simple floral arrangement has been placed on an updated dining room set to allow the buyer to see how they could entertain in this room.

Investment minimal.

Hi Magaret, It is incredible how distracting valances can be isn't it? I think the problem with valances is that there is never anything else in the room to tie it all together for a cohesive look. The valances just sit there yelling ..... hey look at me!

Hi Michelle, Where I live, purple seems to be a very popular choice for living. For staging, it just seems such a distraction to the room. This house has been on the market for 7 months with no offers. Not even a low ball offer. I will update this post when it does sell.

The Realtor was ecstatic with the results. The homeowner walked through the house when it was finished and was near to tears with happiness. And that was the husband! He couldn't believe how much bigger his house looked and how all the rooms flowed together now instead of being disjointed by the changes in colour from room to room.

Michelle, I can see why this was a conversation starter. What a huge difference you made. I really get excited when I see transformations like this, that are so simple and make a huge impact. It really makes me wonder why all stagers are not swamped. How can people NOT see the value in staging?

Michelle - Your title should have read:  "All I did was turn this room from undesirable to desirable." The transformation is incredible.  This room will now appeal to many as oppose to those who just liked the color purple.   And I agree, the purple had to go.  Great job.

Hi Cheryl, you took the words right out of my mouth. I can't understand why sellers don't have at least a consultation done.Even on a modest budget, sellers can achieve much to make their property appeal to more people and get more equity out of the sale of their house. And who wouldn't like that? :)

Hi Wendy and Kathy, simple changes really do make a difference to the bottom line for the seller. I will post the results of sale here when it closes. There was an open house on the weekend and a showing today. Lots of interest generated since the new photos have been posted on the MLS listing. Marketing at it's best!

HI Donna, exactly! Why aren't Stagers swamped with work. I believe another blog here is asking that very question to the Realtors very shortly. We all look forward to the responses that are gathered at that meeting.

Hi Teresa, Purple stops people in their tracks almost every time. I Staged a home three weeks ago. Same thing. Purple everywhere. It was painted a neutral colour and sold in 9 days! Yeah!!!!!

That "deal breaker purple" definitely had to go!  It felt stressful with the purple walls and old dining set.  It's a wonderful transormation!  I LOVE the art piece in the dining area.

Hi Teresa and Cindy,  the artwork was purchased at a chain store here in Canada called Bouclair.

It may be available at Linen's & Things but I do not have one near me to be able to say for sure.

I love the colour purple  in clothing, but I do think it is a problem when it is a wall colour and you are trying to sell.

If anyone has a picture of a house done well with purple please post it here. It would be interesting to find out if purple has worked and been a selling feature when selling a property.

Whoa.... did those chairs actually match the window treatments in the befores?? I think not.... amazing job and definately much more sale ready!!!  What were they thinking in the before photos anyway?  Those red chairs and curtains in the same room for living or for sale was just a mistake!

Hi Cathy, it is so important to update the look of a property. Buyers are looking in magazines and they aspire to the look in their favourite magazine.

Hi Wanda, the light fixture really determined the room. The seller was not willing to replace it so I had to figure out a way to make it the feature of the room without dominating the small space. The artwork was chosen to compliment the shape and texture of the chandelier.

P.S. The artwork is now available in Costco although it is done in a different format. The one in this picture is on canvas.

HI Melissa, The husband thought when he decorated this room that it would be popular with the ladies. I would have had trouble eating in the room as well with the colours chosen in the before photo.

Hi Annie, clean and simple that's my style. That is why I chose the daisy as my logo. It represents how I stage. Or as Jackson West would say 60-30-10.

Hi Robyn, when living to each their own. When staging, it must appeal to the widest range of buyers to achieve less days on market. I am sure at some point, someone might come along who loves purple and pink dining room. How long that would take......that's another question.
