Staging the Kitchen, Attic, Basement, and Garage

Kitchen

•        Make sure all appliances work.

•        Throw or eat the foods that you've been storing for so long.

•        Clean the inside of the refrigerator, stove and cabinets.  Make sure everything is organized to create a spacious look.

•        If your stove has electric burners, purchase new drip pans for each burner.  Wash removable knobs in your dishwasher.

•        Polish the cabinets with furniture oil.

•        Make sure appliances, countertops and the sink sparkle.  Install new faucets if necessary.

Attic, Basement and Garage

•        Get rid of unnecessary items.  Store or pack items you won't need until after the move.

•        Organize everything to create more floor space and make inspections easy.  Put things on shelves or in matching boxes.

•        Provide bright lighting.

•        Clean all equipment and vents.  Replace filters.  Fix any insulation that might be showing.

•        Take care of stale or musty odors.  Open the windows, dust and wash the walls and floors, purchase room deodorizers.

All really good things to do before you sell the house - or periodically just so you aren't a candidate to appear on the TV show "How Clean is Your House?"

However, as a Certified Canadian Staging Professional, I know that staging is SO MUCH MORE than these simple steps.  These things are what I'd recommend you do BEFORE "staging".

Staging is the lifestyle selling part.  We arrange the house to make the prospective buyers start thinking of themselves living that lifestyle they dream of -- right there in that house.  It's what facilitates those feelings and emotions that tip them into the buying decision in the end.

In a row of identical spotless, well-maintained homes, we can still stage one and make it stand out to sell first and for the most money.

I'd love to help you and all the other realtors out there understand why, even if the listing is spotless, well maintained, and perhaps professionally decorated, the services of a stager will still be a valuable investment.

I know that staging is a lot more then what is in the posts. But these steps can get the cosumer started in the right direction. Thanks for the input.

Hi Dave - Thanks for sharing these ideas!  You are on the right track - staging your home is important in this market as you illustrate.  Another tip . . . have cupboards, bookcases and closets at least one third empty -- buyers will believe the home has more than enough room to store all their goodies!
