Hi Paul, this is a beautifully designed property and what seems like a really fair lease value. It is the heat and water shortage though that curtails the landscaping. I would go nuts without a lawn and trees and landscaping. But I suspect form follows function and the heat and water issues necessarily curtail the landscaping. I have investigated the synthetic grass and it is amazing. I walked on it , and it looks and feels wonderful.I could see this product might have a real hope of consideration in years to come as we curtail the available resources with conservation.

Great looking property Paul. Looks like a great deal especially considering what one gets for it sqftootage wise. As far as landscaping is concerned, just put some cactus around the property. Would fit wel with the western style wood house. I personally like the gravel beds and less is definetely more in this situation.
