Now is the time to buy...

 If i didnt have very much capital and still wanted to invest in a house or two would it be smarter to wait until the bottom of the market comes or would it still be smarter to invest now? Im asking because I dont have to capital to sit on the homes, so i would have to flip it very quickly...

So would you recommend that i invest in rentals or just to flip?
