I have recently decided to move out of my 1 bedroom home and rent a house in Land Park. Being a property manager it's interesting seeing what other companies do to rent homes. My first instinct was to call the Property Manager and let her know I myself am a property manager. She was very nice and showed me the home at a convenient time for both of us.
Now the interesting part, the home is right below Highway 5 in Sacramento. This is a great 7 year old home with 4 bedrooms and 2.5 baths. This would be a great place to move with my buddy and I am going to rent the home. But, a $1600 deposit on the home. My rental references are good, have the income and my credit is in good shape. I think this is a high amount for a deposit.
If you are going to collect a deposit when renting your property make sure you collect a deposit which is reasonable. My thought is if you do a thorough credit check, check rental references and income verification you can charge a lower deposit and find a quality tenant.
