Staging, it can be a sensitive subject. Who hasn't walked a client into a wonderful home that gets rejected over and over because it's less than pristine. This can pose somewhat of a dilemma. As a Realtor, you want the property to show in the best possible light. But often by the time a client decides to sell, they've begun distancing themselves emotionally from their property. The last thing they want to do is begin a bunch of home improvement projects. They just want to get it sold and move on.
Suggestions for improvements must often be handled delicately. We don't want sellers to feel stressed and overwhelmed, and we certainly don't want to offend.
Ever hear of the broken window theory? Simply put, the odds of a window being broken in an empty building increases dramatically if there already is a broken window. The same holds true with mess around the house. If that table in the foyer is polished and clean, people are less likely to drop their bags and parcels on it, than they are if it is already piled up with junk.
Decluttering can really change the face of a listing. Not only does it reduce unsightly mess, but it also reduces the liklihood of continued accumilation. A good way to motivate clients is to present the idea as a beginning of the moving process. These ornamentals will have to be packed up anyway. Do it now and save work later. You can explain how the built in bookshelf looks more spacious with less on the shelves, without having to ever mention that macrame' vases filled with plastic flowers are passe.
If you have time, drop off a couple of boxes with a black marker and a roll of tape. A small price if it gets that listing sold.
