What the Media Isn't Telling You About the Housing Market

This morning's brokers' caravan featured a new listing from our office . . . a gorgeous 6000+ square foot home on 20 acres in suburban San Luis Obispo, with a price tag exceeding $2.8 million. In this market, you would expect very little interest. Remember, real estate is in a terrible (possibly terminal) slump, people are losing their homes at a rate only exceeded during the Great Depression, and mortgage money is impossible to find.

You would be amazed to discover that over 100 people toured this property, many of whom were private folks, not agents or brokers. The "Open House" signs on the street attracted a huge amount of traffic, so much so that the home had to stay open for over 1.5 hours longer than planned.



The savvy buyers are out there right now, making deals. This home is not a bargain basement offering . . . far from it. It's well-priced and offers good value for the money. Judging by the amount of interest shown, it should sell quickly and at nearly its asking price.



The same is true for most properly priced homes, even in this market. The smart investors (and knowledgeable first-time home buyers) are snapping up well-priced homes right now, not waiting on the sidelines. We have a great inventory of homes, ranging from "starter" condos to estates, so call now!

Oh, and if you're looking for a more budget-friendly home, I've previewed two pristine and beautiful condominiums, in different developments, but each is a real cream puff and both offer great value: in San Luis Obispo, for under $300,000.

I just got off the phone with a prospective client who was telling me the bottom was about 6 months away.....I asked him where he got his information from...becuase we were seeing multiple contracts on homes.. :)

Chuck, it IS a good deal, though not a bargain-basement price. Just priced right to sell. The acreage is not suitable for grapes, which is a primary crop in that area, especially for gentleman farmers. But you could always raise racehorses... :-)

Betina, that's amazing about the flower. We had a koi/goldfish pond for years, and I loved the water lilies, which is where that picture came from. I do love gardening, but haven't had the time lately.

Konnie, we are seeing multiple offers on homes that are priced right...i.e., right at or slightly below current market value. In fact, a home right across the street from me just went on the market, and I bet my husband $10 that it would sell in less than 30 days and for just about the asking price. It's the cheapest house for sale in the neighborhood, and one of the larger ones, so I think it will go fast and maybe even stimulate more than one offer.

Sonsie, you're right there ARE buyers out there... and believe it or not, CASH buyers too.  Even for the "luxury" market.  Kudos on your listing, I'm sure you'll get an offer VERY soon!  You're a great example for all of us in this tough market.

Regina, this house has generated tremendous interest, and not just lookie-loos. We haven't had an offer yet, but several couples have visited the house two (or more) times, and I feel certain that a deal is just around the corner. Believe it or not (and I find it hard to believe, having seen this beautiful home), several people have "complained" about having to upgrade/modernize to the tune of several hundred thousand dollars! Really, the place is gorgeous and the kitchen and (five) baths are very top-of-the-line. But I guess at that price, you expect what you just saw in Architectural Digest last month, not last year. ;-)
