I received a call one day in late August from a couple that had been trying, unsuccessfully, to purchase a new home for their young family
. They had been putting offers in on short sale listings for months, they told me, and after waiting the acceptable time limit for a response (up to 8 weeks), had either been shut out by another buyer, or never even received a response from the lender.  They were at their wit's end and ready to give up on purchasing their dream home.

It just so happened that they called on one of Nestor & Katerina's short sale listings
, a beautiful home in Port St. Lucie. Living in West Palm Beach, at first I was slightly reluctant about driving an hour and a half to show them just the one property they had called on, but felt terrible about their experiences so far, and decided to go for it. Maybe I could make a difference for them.





They fell in love with the house and decided to put in an offer, which we did.
Nestor & Katerina went to work on the lender, and I do mean WENT TO WORK! Nestor was on the phone with the lender, climbing the chain of command, to get the offer in front of a negotiator. The lender had already done a BPO back in May and was not willing to do another one, even though 4 months had passed. You can read Katefunny humor on active rainrina's post about this.

By the time Nestor was finished, we had a counter offer, ended up agreeing to a price, plus my buyer was receiving 3% closing costs at closing, paid for by the lender! How is that for team effort! This transaction closed today, just in the nick of time-my buyers' rental agreement was up OCTOBER 31st!

This is what keeps me coming back. Its like that perfect swing in a golf game-when the deals just aren't sticking together, you get that one transaction if you stick with it and do the right thing for your client, it turns out to be a success story for everyone involved!
