“We find ‘em…We flip ‘em…You profit” Possible Company Motto?

Over the past few days I’ve been working on a new commercial for attracting investors.   The one I’ve posted below is 1:11.  Take a look and tell me what you think.

The company motto for quite sometime now has been “The Key to Home Ownership”.   This was a great motto when we were doing lease options. 

But our business has changed. 

Instead of focusing on lease options we are now focused on investing in real estate for our clients.

The majority of these individuals have always been interested in investing in real estate and have the means to do so but don’t have the time or the know how.

That’s where we come in.  We find the property that will fit their investment needs.  We do all the renovations on the property. We sell or lease the property depending on their investment strategy.

If the investors strategy is to buy and flip (our specialty) the investor keeps all of the profits made from flipping the property.  This usually averages between $10k-$25k depending on the properties price range.  We make our money off both the selling and buying commission as well as a slight markup on our materials and labor.

If the investors strategy is to focus on rental properties.  We will still find the property and do the renovations but instead of selling the property we will find a tenant and do the management on the property.  In this situation we make our money off the purchase commission, the renovation markup, the tenant placement fee (1st months rent) and the monthly management fees. 

So the real question is what do you think about the new company motto?

Hi Justin, Interesting company strategy.  Are you in a position in your market to be able to flip properties right now?  I think real estate investing is GREAT. I have been doing it for 12 years now, but the majority of our properties are considered long term investments.  My husband is in construction and my father does electric and plumbing.  I do everything else. My broker has been helping investors buy, sell and manage for 50 years now.  I do the same. We don't get involved in our client's renovations.  Hmmmm....We find'em, We flip'em, You profit.   I like it! Best wishes to you!

Sandy -- There are a still several areas in Kansas City where we are having great success flipping properties.  From a flipping standpoint we only invest in neighborhoods where the average days on market are below 100.  We prepare our investors to hold on to a property for 6 to 12 months on a flip but the average hold time is more like 2 months including the construction time.  Many of our clients prefer to do both flips and long term rentals.  Generally they do 2 rentals for every one flip.  Other investors only want flips.  Some only want rentals.  Personally I prefer rentals less risk less stress.  Thanks for stopping by!

I think there is a great potential for people to buy and flip or buy and hold properties once the market becomes stable in many areas. We are still in a declining market locally here.

Rich -- The market in Kansas City is pretty stable but then again it was never really all that hot.  Things have slowed down a little bit but the areas we focus on for flips are the more popular neighborhoods.  The rental market on the other hand is booming.  Many people still want to live in houses they just can't buy.  By default these people must rent.

Justin, I like the motto. It's catchy.  As long as the investors are informed, I think it's great.  I have investment property and it's part of my long term financial goals. Investing in real estate is still a great deal.  I'm not just saying that because I'm a real estate agent, I'm saying it because that's what I do. :)
