There are several factors that influence how fast a property will sell.  Some are within the contro of you, the seller, some are controlled by the real estate company and some by outside influences commonly called the "Market".  Here are a few:

 1.  The marketing of the property is probably the most important factor.  The old 3 Ps marketing methods of the 1900s will no longer work in today's modern markets.  The 3 Ps method for thos that don't know them are

     1.  Put a sign in the yard.
     2.  Put a listing in the MLS.
     3.  Pray that another agent brings a buyer.

Today the home has to be marketed on the Internet with multiple photos and a virtual tour and the prospective buyers have to be able to get all the information about the property without having to call anyone.

2.  The asking price is probably the seconed most important factor.  At some low price, every property will sell.  Likewise, at some high price nothing can cause the property to sell.  The key is finding the highest realistic price that will attract a qulified buyer iwhtin your desired time frame.

3.  Low interest rates will enable many more buyers to purchase a home, while higher interest rates will reduce the number of potential buyers.

4.  When there are lots of homes on the market similar to yours, the homes which are priced best and are in tip top condition will sell first.

5.  The condition of your home, expecially the front view (curb appeal) will significantly impact the number of potential buyers that will be attracted to your home...as well as the price they will be willing to pay.

6.  More homes sell in the spring and late summer than sell during the holidays.  Bad economic news, low confidence, a factory shutting down, an international military action or numerous other events outside of our control can effect the time on the market.

8.  It is often said that the 3 most important factors in selling a home are location, location and location.  While we can't move your home, it's general location will effect the demand.

Your post has excellent advice on selling a home.  One thing that needs to be added is competition factor.  With so many homes on the market these days, we must evaluate the absorption rate.

Absorption rate is the length of time it will take your home to sell based on the number of homes on the market and the current pace of homes sold.

We have found that price has moved to the number one position when it comes to the reasons home are being shown in a slow market.

I think that records will show that price is really # 2 since it is the marketing of the home that gets it sold.  Great marketing can even sell an over priced home if it's done correctly.  IMHO.
