First Time Home buyersThis week two First Time Home Buyers will be having their home inspections. One new 1st Time home buyer is purchasing a home in Granite Bay and the other First Time home buyer is in contract on a house in Sacramento.

A home inspection is essential when buying a house or buying a condo. Even if a home buyer is buying a new home, condo or loft from a builder it is imperative that a home inspector of your choice inspect the property.

In the case of a new home, condo or loft builder, the new home buyer can wait and conduct the home inspection until just before their one-year anniversary in their new home. By this time, the new house, condo or loft will have time to settle and a few items may show up that didn't necessarily show when you first purchased. I always recommend that a new home buyer who purchases a new home from a builder have their home inspection a month before their 1st year anniversary. The builder has a one-year warranty and this is an excellent time to call for a home inspection.

Since most Realtors have a list of professionals that over time have proven themselves to be of quality service, it is likely that your Realtor can refer you, the home buyer, to a reputable home inspector. Such is the case with the First Time Home Buyers I am working with. I have an excellent home inspector I have worked with for several years.

Make sure that your home inspector provides you with their credentials. Are they a member of ASHI? Does your home inspector adhere to a code of ethics? If you would like to read the standards of practice for a home inspector be sure to check out the American Society of Home Inspectors.

Hi Gena - this is a well-written post on what buyers can expect from a home inspection.  I agree with you that home inspections really should be done on every purchase - a small price to pay for piece of mind on a real estate purchase.

Gena of course this is excellent advice. Having a home inspection on a new home makes sense to as the town inspectors can easily miss something they should not have.

Gena, I look at the inspections as the getting to know you part of the transaction.  One of the most important thing the inspector does is to introduce people to their new home and show them how a lot of stuff works - like the main water cut off valve.

Ann, I almost never have a home buyer that doesn't think they are important but there are a few who question the necessity especially with the Bank owned, foreclosed homes where the bank is making no repairs. Once, I explain that a home buyer needs to know what those items are that should be repaired or replaced and it gives them a working canvas for their home as well as enlightening them to any challenges the home may have, they always opt to have a home inspection. Best to beware instead of sorry.

Bill, absolutely. I have seen things missed many times by the new home builder and their inspectors. Always have a home inspection whether buying new or resell.

I'm going to have to disagree with your above statement. I do new home inspections. These are some of the issues that I have found and I am not talking about one builder or one home, I am talking about many different new homes in all different price ranges. There are also many safety issues that I encounter that should be adressed before the owner takes possesion.

A few examples are the smoke detectors did not work or were not wired together, the AC unit did not work, the heating system did not work, the plumbing fixture was plumbed incorrectly, there was no pan in the attic for a heating unit installed, there was no drain or pan for the washing machine that was installed on the second floor, security lights installed with no conductor run to them, no tpr valve for the water heater, undersized footings, undersized joist, windows that do not open and are painted shut, GFCI that do not work, wiring that is not installed correctly, insulation missing in attics, siding that is not installed correctly, a deck that is not built to best practice standards, appliance venting with a negative slope, missing vapor barriers, poor drainage etc, etc.  

I could go on and on. New homes should be inspected thoroughly. A new home is new only once. I offer a reduced rate to my clients for a warranty inspection if I have performed the initial inspection. Why should a new home buyer wait 11 months to get the home up to standards and safety? They should get it done before purchase and then all the other issues taken care of at the 11th month.

Hi Gena, Thanks for the informative post on home inspections.  Alot of good information here. I think all homebuyers should be certain to get their homes inspected prior to buying them.  The cost is minimal for the piece of mind it can provide.  Take care!

Cynthia, I totally agree. Never had anyone not have a home inspection.

Louis, of course I believe that EVERYONE should have a home inspection INCLUDING new home and new condo purchases. However, the point I was trying to get across is that if the new home buyer does not want to have a home inspection at the beginning of their purchase which is sometimes the case, that they MUST have a home inspection BEFORE their 1st year anniversary in order to be covered by the new home builder.

In a perfect world, everyone would have a home inspection prior to signing any documents and becoming the new home owner.

Thank you for your input and I agree with you totally. There is NO home that is perfect and there will always be items found EVEN with new home builder houses and condos.

Sandy, peace of mind is essential when buying any property and you are right this is a small price for a greater good.

Renee, sounds like this is just another wonderful example of WHY everyone should have a home inspection. I had a home inspection last week and we are waiting to hear from the sellers. This is always so hard for sellers to realize that their homes are not perfect and may have issues. Today, I have another home inspection on a condo so I hope when the water turns on we don't experience the same.
