Now is a great time to purchase Investment property in the Deer Park, Barrington, Palatine, Lake Zurich and surrounding areas. We have a daily changing list of "Best Buys" or properties that would be great rental or investment properties. Homes in Barrington, Lake Zurich, Palatine, Deer Park and surrounding areas are on sale now and many can produce a nice "Cash flow" and/or retirement account.

Cash-flowis not always the easiest to achieve, many investors of real estate look to achieve no cash-flow at the end of the month, just a break even and want the tax advantages and equity to build. Now that homes for saleare at a low, cash-flow is easier than it has been in the past few years. If you take a fixed rate mortgage and start at out at zero cash-flow at the beginning, as the years go by and you keep your expenses down, your rents go up and so does your cash-flow.

Other considerations to include as far as expenses are concerned are: Repairs (upfront and continuing), legal fees, accounting fees, vacancy, management fees (if you are not going to do that yourself), ads for renters etc. I have found that directional signs to the property and signs on the rental are the best draw for renters.
