Ever since I started Real Estate I have meant New friends, clients, and top agents in different counties. Having this wonderful experience in bonding with top agents I learned one thing. Most top agents are very picking and detailed oriented. With that in mind I became to wonder how many real estate agents are in the real estate business are not. Could you take a wild guess? Well I don't know the exact number but I could tell you this it is more than 30% percent of Real estate agents that are not detailed oriented. Could you imagine most of these agents were trusted by either a buyer or a seller to help them in one of the most important decision in their life? Here are my top three reasons why to fire your real estate agent.
- 1. Presenting a contract the proper way.
Nothing irritates me more than in incomplete contract. Come on guys if you have been in the business and know how to present an offer why are you missing signatures and other important documents. Such as a pre approval letter stating your client is pre qualified. Don't send offers that are incomplete nothing is more unprofessional than a Professional being sloppy.
- 2. I work with many real estate buyers and one thing I do have to admit that I love pictures. After I search the area that my buyer likes I click on the picture section just to have an idea of how the property is presented, most buyers do the same. In Real estate it is true a picture is worth a thousand words.
True story
A couple of years ago I was working with a buyer and we have been working together for a couple of months. I thought I had found the perfect home for my buyer. The remarks in the MLS stated something like this "Come and show this home with great confidence your buyer will applaud you for it. Bring your pickiest buyer ready to move in". I have to admit I was feeling great after reading the remarks. So I made the appointment and we went to see the home the same day. To our surprise the only thing beautiful about this home was its remarks. The property needed to be remodeled completely everything was outdated the bathrooms were disgusting and the condition was terrible. I began to apologize to my buyer and as you guess it I felt disappointed. After that day I told myself never again am I going to show a property without seeing pictures first. Come on guys this is our profession buy a digital camera I hear they run for about $230 and take a picture.
- If the property needs work use common sense and disclose that don't try to fool the buyer or the buyers realtor.
- 3. Unreturned phone calls
IF you are a seller and you can't get in contact with your Realtor that's a clue. Think about it your Real Estate agent should be treating you like a king or queen. You are the reason he is going to be awarded a commission if the property sells. Not to mention Listing in our industry are the best way to increase our business. Real estate agents love listings well at least the good ones do. There is a motto that I have heard. Listings is the name of the game". If your Real Estate agent doesn't pick up your phone calls or don't returned it think about another real estate agent.
IF your real estate agent has 2 of these points you should be looking for another qualified real estate agent. This is your credit your home and your future hired the best just as you will if you are going to brain surgery. I don't mean to be overdramatic but you should be surrounded by true professionals and this goes with hiring an attorney, accountant, and of course a real estate agent.

I agree. I've had to fill out the paperwork for other company's agents before. And when I look at a listing and the comments online, I look to see who the agent is. That often tells me the truth about the picture and the comments. And the *67 before making a call helps get through to the agents who won't pick up when they see it is another agent on their caller ID. Too bad we have to work that way sometimes.
