Yesterday we were honored to have Tami Bonnell, President of EXIT International in our office and she gave an amazing 60 minute presentation in the Land Mark Theater in the Denver Tech Center.
One of the things that I would like to write about was the ideas she shared with us about recruiting. To open up a conversation, let's say at closing wth a co op broker about recruiting, you can say " I love where I work and my managing broker has an uncanny way of bringing the best out of me. I really enjoyed working with you, likes attract, would you be interested in stopping by my office and meeting my managing broker?"
After that try to keep contact with that Broker. Send a thank you card, send some recruiting emails from the ERC promo shop. If that broker has an open house stop by to say hello, show their listings and let them know you are showing their listing, invite them to an EXIT open house or a 60 Minute Presentation.
How about starting the recruiting process before the closing. I was at lunch with my partner before the meeting and we have found ourselves in world of short sale listings. Most of them take 90 plus days to close on average. This give us plenty of time to seize an opportunity to make a connection with that broker way before we hit the closing table. Mandy had a some ideas like going to the selling broker's office to bring a contract and personally meet them. Say something like, " I would love to put a face with a name, especially since we will be working together for the next 90 days or longer, how about we meet for coffee or lunch."
When you do get that time with them remember it's all about them, THEY DON'T CARE ABOUT YOU, SO DON'T TALK ABOUT YOURSELF OR WHY YOU THINK YOU ARE SO GREAT! (which I understand can pose as a challenge for some of you) But please bite your tongue. Tami made sure to make a point of this. She had a formula. First ask them about their family, their kids where they grew up, where they came from and so forth. Ask them about their occupation. Chances are real estate wasn't their first career choice. Ask what is important in their real estate career, what are they looking for in their career now and in the future. Ask what it is they like about their office, managing broker what they don't like. Ask what Motivates them in life. What is this individual passionate about? Chances are through these series of questions, you will find out who this person is and why working at EXIT would be beneficial for them and you can apply it to their lives. And now they actually think you care!
Lastly, Tami said if we only take on thing away from this time we spent with her, it is the importance of community. If we all can participate in our local communities and get to know the people the we live with and interact with, it will help us the most in grwoing our business. And I for one firmly believe this. As team 5280's motto is "Connenting People Through Community"
