NOTICE to HOMES.COM:  I may answer the phone when I see "Out of Area" callers, but I will not buy.  Fact is, I don't even know who you are.  If that call was, indeed, from Homes.com as the caller claimed, why does Homes.com block Caller I.D.?   Don't they know that Caller I.D. is our first defense against telephone scammers????

Ring. . . 

"This is Lenn". 

"How are you this morning, Lenn?"

"Fine"

"This is xxxxxx from Homes.com"

"I don't want any".

"You don't want any buyers?" 

ALERT! ALERT!  Guilt Sales in Progress.

"I don't want what you're selling."

"We're not selling anything, Lenn, you are"

"I don't want any."

"We have buyers standing by".

HUH!  Where are they? 

Seems to me that if they "had buyers standing by", they would give (sell) those buyer to someone who is already paying them for that very service.

One thing I have learned over the years is when a salesperson begins to toss out non sequiturs, it's impossible to have an intelligent conversation.

This guy isn't selling advertising.  He's selling guilt.

Hey, Homes.com Guy.  Better folks than you have been trying that on me for years.  It doesn't work. 

Diaper manufacturers who tried to sell diapers by making moms feel guilty if they didn't use that diaper didn't work. 

Why on earth would Homes.com think that, by making agents feel guilty for passing up this splindid opportunity, guilt would work??  Geez!  If it didn't work for my Mother-In-Law who had the inside track, why would Homes.com think they could sell me with guilt? 

WAIT A MINUTE!  Isn't Homes.com the one that had thousands of their web sites go down for weeks at a time and most images and much content had to be replaced???  

Homes.com has high placement in Google SERP.  However, when someone goes to their site, an advertiser is one of thousands of agents. 

One or another of my web sites is usually right under Homes.com in Google SERP.  I don't have to share the consumer with anyone on my site.  Shucks, I'd rather be #2 and have the consumer all to myself than be one of thousands advertising on the site in #1 position.

HINT TO HOMES.COM GUY.  One thing that gives you folks away before you can even go into your canned presentation is the "SUPER UPBEAT" tone.  Don't you know that it would be extremely rare for a real estate agent to get a very UPBEAT greeting from a consumer??? 

GEEZ!  The Homes.com guy this morning sounded absolutely mainic. 

RED FLAG:  We don't get consumer calls that sound like that.  Consumers are reserved, hesitant, wary.  

Oh well.  Back to work.

Lenn, I think Cynthia is right, there seem to be more and more of these calls coming in lately. I guess they feel the pinch of a slower market too, and are stepping up their guilt trip campaigns. What I love are the ones who, when you cancel, offer you a better deal....if you wanted to keep my business, you should have offered the better deal before I found someone else that would!

Homes.com has a lot of agents working.  I have been called numerous times by them.  Of interest here in blocked caller ids is our banks in Searcy AR.  At least two show no id when they call you.  STRANGE!!

How true, Lenn.  These "blind" calls are a real pet peeve of mine.  I am pretty good at sniffing them out right away!  How could you trust a company that tries to "trick" you into talking to them?  Not me,  either!

Elayna  Lenn, great post as usual.  These "lead gurus" always make money off of the naive, hopeful new agent.  People that have been in the business long enough know that you can use tools, but it's you who gets, keeps and converts a lead...no one else!

Lenn, I had a very similar call.  They said "I see you are featuring some of your listings on Realtor.com and am very curious why you wouldn't be doing the same with Home.com.  I didn't like their approach and never looked in to what they had to offer because of it.

Lenn - I have never had a Homes.com site but our office did and dumped them like hot potatoe when it had all the issues with lost images and content.  Guess they still haven't recovered if they're still out there soliciting anyone gullible enough to get suckered in to their fast talking telemarketers.

I don't get many calls from Homes.com, being from the 'poor" part of MD (Prince George's) but when I put my million dollar listing from Bethesda on the MLS they were on my cell phone in a heartbeat.  The guy was such a jerk.  I played around with him so much he actually hung up on me.

I recently got a call from www.Reply.com which wants to sell me leads for $55 a pop.  And they'll "guarantee" (thier words) a 15-25% close rate.  No referral fees (I guess they're not licensed in MD).  Just a per lead cost...and a setup fee.

Seems like $55 per lead is a lot of money.

Great post, Lenn! I always know when one of "those calls" is coming, it's either "private call" or "out of area". Recently I've started using the "do not call registry" and they hang up fairly quickly. ~Pat

Silvia. Indeed.  I wonder if they really believe that the consumer sounds like that???  It's just too "cute". 

Fact is, the consumer is wary, skittish, subdued on average. 

I believe that they should identify themselves on Caller I.D.  Or, at least at the beginning of the call.  We agents do that.

It is amazing how they try to get business from us by first trying to trick us into thinking they either are or have a buyer/seller lead for us and then by being rude when we do not want to listen to their spiel!  I know another company that does this often but hate to name them on a public post.

Hi Lenn,

I took the opportunity to read this post, and I do agree with the manner in which you handled the call.  I do want to point out one thing, however, with respect to the "Caller out of Area" piece.

I am a consultant in the information technology industry, and one of my clients has a phone system that transmits caller ID information that for some reason does not get translated properly by my company's telephone company.  As a result, I get "Caller out of Area."  When the same client contacts me on my cell phone, I get the full number displayed.  Regardless, my point is that "Caller out of Area" does not necessarily indicate that the caller is intentionally blocking or not providing caller ID information.  HOMES.com may be; I do not know.  And I do know that most telemarketing companies intentionally do not provide caller ID (that's the very nature of telemarketing), but most of the time, these types of calls show up as "Anonymous" or "Private Caller" (both types of calls I do screen).

Just my two cents.
