Home appreciation near T-Rex light rail line stations have out-performed the market
Other cities such as Portland found that homes near light rail lines have out-performed the market in terms of price appreciation. The newest light rail line on the south east corridor (it was built during the T-REX I-25 expansion) bears this out. In the last two years, the average home within two miles has appreciated 4% while the metro Denver average is off 8%. We've shared this with our clients, and many decide to try to purchase homes near future light rail stops in anticipation of future appreciation.

Any idea how the job market will impact this data?  Is Colorado expected to create more jobs in the short term. It would be interesting to see how the real estate market is effected by the job market.

I can only imagine that the light would significantly increase the calue of homes that are near the stations. Especially these days with all of the really high gas prices.

We have to use what has happened in other cities when light rail was introduced with home values.  Very exciting information for investors and mass transit riders.

Light rail could be a "game Changer"  for certain neighborhoods.  One of those that I can think of would be villa park in southwest Denver.

I also think we can look to see how the light rail has already changed the southwest corridor and now the southeast.  Lots of new developments!!!!!!!!!

Money will follow in many of the areas that surround the light rail stations.  Just look at what happened in Portland

With all of the high gas prices it is going to have an even higher impact on these neighborhoods.  Hopefully the folks planning the light rail parking lots are gearing up for a lot of riders
