There seems to be some misinformation here in the Hubert, Swansboro, Jacksonville area of Onslow County, 208 E. Ivybridge Dr Hubert NCNorth Carolina concerning building costs.

It appears consumers assume that the cost of building a new home has fallen and that they can have a new home built as cheaply as an existing home.   WRONG, WRONG, WRONG!

I have spent some time talking with local builders about this and contrary to what would seem logical-- the cost of building has increased quite dramatically.

Why, with home sales down nationwide?  The answer is not simple and it is multi-faceted.

Building supply prices have risen sharply.  So many products used in home construction are petroleum based (shingles, vinyl siding, windows, carpet are examples) and when the price of gas went up the prices of these products skyrocketed--sometimes doubling and tripling in costs. Well you say the price of gas has dropped so the price of these products has dropped.  No, that's not the case.  The manufacturers have not lowered the prices of these products.  Once a higher price is set, very seldom does it go back down.

Another side to the increase in building cost is transportation, again traced back to gas prices.  Deliveries to job sites became more and more expensive for  suppliers and subcontractors so what did they do?  They added a delivery (fuel charge) to deliveries.  Have they repealed this since fuel prices have dropped?  No, I repeat--once a charge is established it's pretty much there to stay.

This is a crisis for the home builder--prices for homes have FALLEN and the price to build them has RISEN.

What does this mean for the home buyer?  I can tell you what builders in my area tell me it means.

146 Avon Dr Hubert NC"THE BEST BUYS AVAILABLE ARE EXISTING NEW HOMES". But and I must add a but.  Builders are willing to reduce prices on these homes but do not expect unrealistic reductions.  After all, they must come away with enough money to pay off the bank.

Cynthia, This is an excellent and well thought out post! "THE BEST BUYS AVAILABLE ARE EXISTING NEW HOMES". But and I must add a but.  Builders are willing to reduce prices on these homes but do not expect unrealistic reductions.  After all, they must come away with enough money to pay off the bank." Well said and I hope that your clients realize how fortunate they are to have some one like you to help them.

Cynthia well said, yes the price of building a new home has escalated for the reasons you outlined; and this has made resale more attractive.

Cynthia, I know some builders here have stopped construction.  I see the point in buying an existing home instead of new--great post with that information.

Cynthia- what a fantastic post.  I see some of your commenters scanned or missed the point.  Existing new homes are really the best buy.  You still get a new home, still get the new home warranties, yet builders are willing to take any reasonable offer that will in effect stop them from making interest payments.  I hope you'll give me permission to "borrow" this to share with some of my clients.

Hello Russell,
Thank you for your kind words, helping buyers is a challenge and a pleasure for me.

Hi Jim,
Thanks and I hope things are going well for you too.  Can you believe it's November already?

Carol,
Yes, that is the case in many areas.  Builders cannot afford any more inventory but there are those who want custom built homes and think the prices should be comparable to "exisiting new homes".

Hi Tammy,
Thank you for reading my post carefully and understanding exactly what I was saying.  Yes, you certainly may use my post to share with clients if you feel it will be helpful.

Transportation costs have a heck of a lot to do with it, Cynthia. Gas is cheap now because of a 'cease fire' (due to the election, of course), but the reprieve has no impact on new construction. Hope you have a great week ahead.

Cynthia  You hit the ball out of the park with that post - excellent information and easy to understand.  That's the recipe for a good post.  I must also say that some time ago you talked about using bullet points.  Arthur and I have switched to that whenever possible and I think it makes our posts less cluttered - thank you,  Karen

Hi Cynthia, I wanted to ask you if you are an REO agent? I am looking to network w/local Realtors, I have multiple proofed buyers ready to purchase "Bulk REOs" across the nation.

Also, if you have any clients/sellers that are willing to entertain a short sale, my group negiates them for free and you are still entitled to your 2.5% commissions.

Happy New Year!

Buyers have to look at all the options.  Smart builders are negotiating on the price of their homes and sometimes a buyer can get options worth 50K or more that make it even more competitive.

Cynthia great information.  I have a listing contract with a builder and they are becoming more and more competitive with resales.  We have two new signed contracts after a long dry spell.
