It seems we're hearing more and more these days about the botched attempt by Agents trying to list a Short Sale when their heart and soul just isn't in it.

So why do they do it? What are their chances of success? How loyal are they really being to their customer? Is it a question of ethics? Katerina Gasset a knowledgeable Short Sale Expert recently posted on such a situation that she experienced; please read her story too: Read Katerina Gasset's view on Realtors doing a short sale.

I just think it's incredible and recently ran across such a botched attempt in acquiring another Short Sale listing here in Coral Springs.  I received a call from a desperate homeowner who is facing foreclosure. They had been referred to a Agent to list their home to be sold as a Short Sale. The Agent agreed to list their home for sale and yet right from the onset made it extremely difficult for the homeowners to reach him and his office. In desperation, they went to the internet to search for help from someone else and found me - thank God for the Internet and Active Rain (that's a whole other blog post).

 

They proceeded to tell me the horror of their trials. As I first said, was their difficulty in even getting the Agent to return their phone call. They finally got through to the Agent and his office and advised him that they wanted to cancel their listing agreement. This peaked the Agent's ears, got some attention and prompted a visit by the Broker of the Agent. Enter the Broker to the homeowners home. She immediately advised the homeowners to just let their home go into foreclosure and she could find them a nice rental in the area that is much nicer than their home they're living in now for much less than what they're current mortgage is. She repeatedly told the homeowners just to let their home go into foreclosure! Letting the home go into foreclosure was an obvious plan based on what they priced the home for as listed in the MLS well above comparable sales. She apparently trashed the homeowners home indicating that they'll never be able to sell it for anywhere close to what they paid. Apparently needing a lesson in diplomacy. Repeatedly pressing the homeowners to let the home go into foreclosure, the homeowners said enough is enough and "....please cancel our Listing agreement..."

So we wonder where Short Sales get their bad names from and why many Realtors don't want to even show their Buyers a Short Sale. Agents who take on a Short Sale listing having no idea how to do a Short Sale and having no desire to help a distressed homeowner with a Short Sale are disgraceful.  Why don't they just refer it out for a referral fee.  At least, with a referral fee they'll earn something as the likely of them closing a Short Sale isn't too great otherwise.

Short Sales are not for everyone. I can say that I truly find great satisfaction in doing them. Extra work; yes. But who ever said a little hard work hurts - it actually feels pretty good.
