In October of 2008 there were 19 homes that closed within the month for Milford Massachusetts. This is an increase of 12 units as there were 7 homes that closed in October of 2007.

The Average list price for the homes that closed in Milford for October of 2007 was $407,748

The Average list price for the homes that closed in Milford for October of 2008 was $277,925

The Average sale price for the homes that closed in Milford for October of 2007 was $398,286

The Average sale price for the homes that closed in Milford for October of 2008 was $264,467

The Average Market time for the homes that closed in Milford in October of 2007 was 202 days.

The Average Market time for the homes that closed in Milford October of 2008 was 190 days.

 

11 homes went under agreement in Milford MA in the month of October. The average list price of the homes that went under agreement was $278,709 The average time on the market for these Milford homes were 271 days.

In Milford MA for the period of January to October of 2007 there were 112 properties sold.

In Milford MA for the period of January to October 2008 there were 171 properties sold.

In Milford MA for the period of January to October in 2007 the average list price was $351,200 the average sale price was $341,468 and the average market time was 139 days.

In Milford MA for the period of January to October in 2008 the average list price was $295,530 the average sale price was $283,364 and the average time on the market was 162 days.

In comparing year over year longer term data for Milford Massachusetts, it appears that there is still a downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Milford MA. There was however, a substantial increase in the number of properties sold in the January to October time frame in Milford MA year over year!

These statistics are similar to many of the towns in Metrowest Massachusetts and represent the on going weakness in the market as compared to previous years.

Bill, that is quite a drop from 2007 to 2008. We have had over $100,000 drop in houses from $400,000 to $300,000s. It really isn't uncommon to see $100,000 drop in a year almost in any city this past year.

Bill --  it is interesting to see what is happening in neighboring MASS.  There certainly has been a drop in pricing... the 271 days on the market is incredible -- times certainly are different.

Thanks for all your comments on my Milford Real Estate report. The market time has increased and the average market value of a home in Milford has dropped year over year. The one encouraging fact is that Milford has had more sales year to date than other towns in the area year over year.
