In October of 2008 there were 13 homes that closed within the month for Ashland MA. This is an increase of 5 units as there were 8 homes that closed in October of 2007.

The Average list price for the homes that closed in Ashland for October of 2007 was $357,813

The Average list price for the homes that closed in Ashland for October of 2008 was $458,532

The Average sale price for the homes that closed in Ashland for October of 2007 was $341,813

The Average sale price for the homes that closed in Ashland for October of 2008 was $437,808

The Average Market time for the homes that closed in Ashland in October of 2007 was 120 days.

The Average Market time for the homes that closed in Ashland October of 2008 was 109 days.

 

10 homes went under agreement in Ashland Massachusetts in the month of October. The average list price of the homes that went under agreement was $479,240. The average time on the market for these Ashland homes were 143 days.

In Ashland MA for the period of January to October of 2007 there were 111 properties sold.

In Ashland MA for the period of January to October 2008 there were 106 properties sold.

In Ashland MA for the period of January to October in 2007 the average list price was $452,198 the average sale price was $438,541 and the average market time was 120 days.

In Ashland MA for the period of January to October in 2008 the average list price was $429,234 the average sale price was $414,726 and the average time on the market was 109 days.

In comparing year over year longer term data for Ashland MA, it appears that there is still a downward trend in the average sale price for homes. The average days on the market for the homes that have closed year to date have gone down in Ashland which is not typical of most Metrowest towns. Ashland sales volume is not down that much either.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.

Bill:  I definitely want to post more statitics - I think buyers and sellers find this so useful.  Does it take you a long time - as I see you are doing it for a lot of the cities where you sell real estate.

Cathy - The Real Estate market reports do take a long time to create but are worth it because it help people get a picture of what is going on in the local market. It also helps me out by looking at the statistics regularly.

You're right on top as usual of the real estate market for Metrowest MA. Looks like your 2008 is turning out to be a decent year. That's quite an increase for average selling price.

Hi Lynda - The average sales price increase that you were looking at is unfortunately just for the month and not the year. If you look at the year to date statistics you will see that the average selling price in Ashland is down for the year.

Renee - The numbers in Ashland are down year over year. I believe you were looking at one months statistics.
