Kelly Koehler wrote a post that asked several important questions, if you haven't read it, please go do so. The essense of the post was that you have only a couple of seconds to capture the consumer.

In other words make it look good, make it count.

Here is a screen shot of my IDX Search Site. I show them what they are going to see, before we ask them to register.

When the consumer picks out the area they want to look in and clicks the Search button, then they see this, with the photos, Google maps and Google Satellite Images.

The box Comments/Questions is where a buyer can say anything that we need to know. Like: "Just looking", "Don't call", "I need to sell my house first." 

If they ask us to NOT call, we don't. We respect what the consumer has told us.

Do we get bogus numbers, bogus emails? Yes, but after doing this for 2 years it is rarely both. This is just an example of what you can do. Many IDX's services, are just plain ole' black and white and boring.

If you have a boring IDX, then just see if your web-master will create a landing page for you or use an IDX feed like Kelly's husband provides at Applied Real Estate Technology.

Kerry, that is a personal question but I like the look of the front page better. Then the consumer  has the ability to search by neighborhoods if they prefer.

I receive my IDX from our MLS, and it doesn't even compare to what you have.  I am not very IDX literate, so not sure how I could get something else more useful.  The feed from our MLS is free.

Hi Missy - Holy Cow, I'm really into unknown territory, but I can tell it's a Good Territory - I am one who has used a templated website, just started a blog and figured out how to add a couple widgets - AR is so deep into all this I have to do what Dory says - "just keep swimming!" I really appreciate this post!  Thank you for sharing the screen shot of your page.  I've been strugling with the idx vs a service called home quest.  In the past few days i've decided I need a lot more info/training - something - so I can get what I need to have --and this post adds fuel to that fire!  I'm seeing it as urgent.  I think I have a 'pretty site' not one that people stay on - and use.

To do what you are doing we must get a data feed from mls.

Then a page can be designed to capture info any way you want. That is how our mls idx works.
