These programs allow a buyer to purchase a home with a minimal down payment. Currently, an FHA mortgage requires a 3% down payment (the 3% can be gifted by a member of your family or employer) but USDA and VA loans allow for no money down 100% financing.
Each First Time Home Buyer program has its own unique characteristics. Some require a verification of prior rent some do not. Some will use Alternate Credit some do not. A few of the programs allow for stated secondary or border income.
For this reason First Time Home Buyers in Illinois and Wisconsin should work with a mortgage banker and not with a lender. If you pick the wrong lender you might be disqualified because your situation does not "fit" their program. A good mortgage banker will work hard to put you into the best loan that they have available to them.
