Open Houses? For Both Residential & Commercial Properties!

Daniel Kennedy in her real estate books, promotes holding open houses and showing residential property to the public.  All I can say is to agree with her, my broker, and past experiences with holding open houses.  I have generated many new clients and customers from this weekend endeavor.  But recently I held an open house on a listing for 970sf commercial property to try and find a new tenant for my client.  I held it open, signs and all, from 11:30am, work it through lunch and closed it at 1:30pm.  I had drinks and snacks, brochures, and cards, dressed in a suit and opened the door.  Results: I had 10 people show of which one person became a client-a chiropractor looking to relocate in the spring of 2009.  A weel later I had an LOI on the space.  If you want to kick your real estate into gear, do open houses for a month and see if the results are worth the time and effort.

Wow!  I didn't know many agents still did open houses.  I stopped a year or so ago, of course we are in Florida.  The last 4-5 I did I was luck to have one or two people show up!

I still think open houses are great for getting Buyer leads.  Lately, I have been getting so many Buyers from Social Networking online that I haven't done them. I never considered doing one for Commercial property.  Thanks for the idea.

My partner and I held one open today from 1-4 and it was a no show. It is disapointing and I just wonder why people are not stopping by. Not even the neigbors. I won't be discouraged but the last 5 that I have done I had no one show.

My company still does open houses weekly -- but they can be hit or miss.  I have gotten some good Buyers from my open houses in the past  (but never for the house I held the open house in)..  An agent in my office held one for a new listing recently and had 12 sign in's for one 2 hour Sunday . Whether any of them amounted to a sale -- I am not sure of. (but alteast she didn't have a chance to get bored!)
