San Antonio - Wishful Thinking?

I recently took I real estate course for MCE credits. The instructor gave some interesting sales techniques to use in order to increase telephone calls on your listings. This is the one I tried... Instead of having the ever popular "Reduced" rider to your yard sign, he suggested putting the dollar figure your Seller would be willing to contribute toward the Buyers closing cost.

In this case my Seller had actually reduced the sale price dramatically for a quick sale. I had very little action. This home is very well cared for in a older yet desirable neighborhood. I placed the rider on the yard sign which displayed the $4,500 in CC.

So far I have received about 6 calls from the yard sign... I had zero calls before... The wild thing about this is the so called potential Buyers who are calling ask me questions like this:
1) Why is the house so cheap, what's wrong with it?
2) Can I pay cash?
3) Is the $4,500 for the property or the house? (This one is my personal favorite!)
4) Is this the house that is $4,500 or is it another house?

I am waiting for these questions next:
1) How much can the Seller come off the $4,500 or is that a set price?
2) Is this owner finance?
3) What do I do to qualify?

The technique may work but it isn't bringing the kind of calls I expected... but then again it might!
