In October of 2008 there were 7 homes that closed within the month for Westboro Massachusetts. This is a decrease of 6 units as there were 13 homes that closed in October of 2007.

The Average list price for the homes that closed in Westboro for October of 2007 was $533,346

The Average list price for the homes that closed in Westboro for October of 2008 was $466,443

The Average sale price for the homes that closed in Westboro for October of 2007 was $519,400

The Average sale price for the homes that closed in Westboro for October of 2008 was $434,654

The Average Market time for the homes that closed in Westboro in October of 2007 was 146 days.

The Average Market time for the homes that closed in Westboro October of 2008 was 164 days.

 

10 homes went under agreement in Westboro Massachusetts in the month of October. The average list price of the homes that went under agreement was $366,910. The average time on the market for these Westboro MA homes were 77 days.

In Westboro MA for the period of January to October of 2007 there were 153 properties sold.

In Westboro MA for the period of January to October 2008 there were 112 properties sold.

In Westboro MA for the period of January to October in 2008 the average list price was $474,584 the average sale price was $454,539 and the average time on the market was 99 days.

In comparing year over year longer term data for Westboro Massachusetts, the average list price and sale price both went down year over year from January to October. This can be attributed to the on going weakness in the real estate market in Metrowest MA. There was however a decrease in the days on the market for the same period in Westboro MA. This is indictive of sellers becoming more realistic in pricing their homes properly. The number of sales so far year to date is down substantially from last year.

These statistics are similar to many of the towns in Metrowest MAMost of the surrounding towns experienced a decrease in the average list price and sale price for the January to September time frame.

Bill~ From time to time, I have buyers looking in Westboro Mass.  This is a great report and it indicates that there are some opportunities for buyers.  Hopefully, after the election, buyers will feel more confident about making a home purchase.

Bill - well done, thorough market report. Seems like simliar trends there, except our DOM is much less. I always liked Westorough, adn we looked at housing there at one point before deciding on Bolton.
