I recently staged a builder's model that had been on the market for over a year.  As a matter of fact, I originally bid for the job on February 17, 2006.  I was very surprised to hear from them over a year later asking me to submit another bid.

I know they were hesitant to spend the money the first time, but by now they were ready to make the leap into staging.  When I resubmitted the bid, I explained to them that I had restructured my fees and with the addition of a delivery trailor I no longer had pay movers, so the staging fee was significantly less.  The lower bid was definitely a positive change and they agreed to have the house staged - and they wanted it done NOW.

The job was completed March 24 and was ready for open house the next day. They seemed to be very pleased with the result and were crossing their fingers (me, too) that this would be the little push the house needed.

I got an email from the builder today telling me that they think the house may be sold (woohoo!) and they would know within a day or two.  I figured they also wanted to forewarn me they may be trying to avoid making the second month's rental payment which is due in 7 days - and understandably so.

To my surprise, she asked if it would be possible for me to just transfer all of the furniture to a second vacant model in the development.  OMG! They get it!  Of course they should, considering that this house sat vacant for 13 months, then sold (hopefully) within 30 days of staging.

I guess I'm just gonna have to do this one builder at a time....

Hi Kimberly,

First of all, congrats on your vacant!  Yes, you do have to take those 'elusive' vacants one house at a time, but since there are so many on the market these days, I am finding that the builders are more 'open' to the idea of staging.

I actually met with a builder today and gave him an idea of what we could do and what it would cost.  He told me to work up the complete proposal and if the price is right, this house has a 'twin' in another part of town, and I will get to stage that one as well!  I just love the vacants!

Good to hear Kim. I had two appointments today with builders. I was just turned down by one with the promise of, "We may call you later." He didn't want to see before and after, he didn't think it would help because he says this is a down market. Hummmm I thought, "Yeah, Right!" I shouldn't be so cynical. Anyway I'm meeting the other builder in a few hours. We will see how that goes.

Mary-  I went back and edited the date.  I had originally posted it incorrectly.

My delivery trailer is a 7'x14' enclosed trailer that I use for deliveries.  The are commonly used by contractors, race car drivers, etc.  It is white with a rear door that acts as a ramp.

Congratulations! That's so cool, how did the builder origionally find you? And it's really awesome that you made a good first impression (even though you didn't get the job) a year ago, it just goes to show you that a "no" now, could mean a "yes" later!

Penny- I was referred to the builder by the Realtors that handle the development.  You are so right about the first impression thing.  I was really disappointed when they declined the first time, but let them know that I would be willing to come back out and discuss things with them again if they changed their monds - I'm so glad I did!

Kathleen - I wish more would see the light, but I will shed it for them eventually!
