The Carlsbad real estate market continues to evolve, and the data for October 2008 show a number of changes from September. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In October 2008 there were 100 homes sold in Carlsbad's 4 zipcodes, as compared to 101 for September. Here's the breakdown of overall activity.

The number of sales was essentially the same as for September (as well as for August). However the average price of detached homes dropped 9%, and also dropped 7% for attached homes.
At the end of October 2008 there were 646 Carlsbad homes for sale (434 detached and 212 attached homes), a drop in inventory from September by 2%. This represents an inventory of 5.6 months for attached homes (a minor increase over September at 5.4 months) and 5.7 months for detached at the current rate of sales over the last 6 months (a drop from 5.9 months as of September). YTD the average sold price of a detached home is $789,802 (DOM = 68 days); attached is $431,581 (DOM = 73 days).
The market data for the 4 different Carlsbad zip codes vary considerably; for October, the average sales prices for detached homes were $565,741 for 92008, $774,475 for 92009 (La Costa area), $511,666 for 92010, and $810,428 for 92011 (Aviara area).
Please remember this is an overview for Carlsbad, and based on information provided by the MLS for homes that went under contract in the last couple of months and closed in October.
