I want to first remind my readers of a blog post that I wrote over a year ago titled Before and Afters In A Web Based World.  Both homes featured in that article sold quickly after staging and much of the success of these sales was attributed to staging.

In our current competitive environment the impact of home staging continues to grow in importance.  As we head toward the spring market and see more listings come forth it will be critical to grab buyers who make effective use of their time by pre-screening those listings that fit their buying criteria.

Please look at the following photos.  This listing was staged on October 8th and is currently pending.  Which photo would compel you to visit this property.

I love it, Jo!  I have the hardest time "NOT" filling in every shelf -- you have it just right!

Thanks Karen.  It is sometimes hard to resist but we feel that the rooms feel larger and more open when fewer items are artistically placed.  It also helps contain the costs to use less accessories.

it is a definete improvement. some folks need you to show them what to do with the space. it is amazing how many folks have no vision when looking at a vacant home.

Hi Jo, The second one definitely. Love the gray sofa, it warmed the room up without making it feel small.

Which?  Well, that's easy.  I am attracted to the shiney wood floors and tasteful furnishings of course, just like the majority of buyers.  Nice work.

The stats show that homes that have 20 or more photos shown on the internet cut their time in the market in half.

That's what staging means in a web based market. If the rooms are not staged they will not show well and no matter how many photos you have you will have longer days on market.

87% of buyers go to the internet first before contacting a Realtor to look for a home. Homeowners must show the best of their home to get the buyers to their home. thanks for sharing. kym
