QUICK QUESTION: REFERRALS~ARE THEY ALL GOOD?

By
Real Estate Agent with Weichert Realtors/Referral Specialist

Hello All.  As a new member to Active Rain, I am learning about all the different things I can do on this great website.  For instance, I have learned about blogging.  By reading blogs on AR, I have learned to have a beautiful signature placed onto all of my blogs.   I have had my questions answered by many who are willing to help a new agent in real estate by submitting my own blogs.  Through my observations, I believe, the more points I can accumulate on Active Rain, the better chances I have in getting a referral or a lead.  Thus, more business opportunities.  Therefore, it is my goal to acquire more points.

Now, few months after joining Active Rain, I have been receiving e-mails from various people about possible referrals.  Am I getting the e-mails because I am slowly gaining more points and moving up in the rankings in my area?  Being new to the real estate industry, I have not received any referrals or leads through my office; therefore, I do not know if any of these e-mails that I am getting are legitimate.  Can you guys give me some advice as to what I should be looking out for when I get these e-mails?  Which ones are possibilities and which ones I should be avoiding altogether?  I would hate to think that I am passing on some good opportunities!  All your comments will be greatly appreciated!  Thanks!

Success to Everyone!

I want to know how to do that nice signature....Being new to AR, I have been finding it frustrating that there is no one place to get all the answers...you should join the "newbie" group.  YOu can learn a lot there too!

Hi Pat, I got my signature from reading a blog on this website.  The link is below.  Just follow the directions on the site.  It is very easy to do.  I had a lot of fun creating my signature.  Enjoy!

Emily, are people identifying in these e-mails that they found you on active rain? Are they agents or the public?

AR can give you a real web presence.

Thanks for the signature tip! I tried it but it sais it was an invalid format...trying again...

I think after a while you get better at determining while e-mails are legitimate or not. I've gotten some excellent leads that turned into sales from my blogs. But I also get a lot of spammers, trying to disguise themselves as legitimate buyers or sellers. I can tell them apart now. And if not, I e-mail from a "spam-catcher" account (not my real one) and let them know that if they want to buy or sell reall estate, I'll be happy to help them, but I'm not interested in any "services".

Yeah. I've gotten pretty bold over the years ,-)

BethAnn-yes, they are agents from parts of the United States...through Active Rain....so does that mean it's okay?

as for the signature website, http://www.mylivesignature.com/, all you have to do is register with them and it should be a very easy set up......good luck!

Likely if they are agents coming through Active Rain they are ligit. But you'll soon learn how to better judge them.

Emily,

I know for me that sometime a referral is a BAD thing... so I though I'd share why...

More than twice I have had referrals send to me by agents that do not want to do the WORK in the dirt road area that I love to paly in... They are asking for a 20% to 25% referral for NOT having to drive their client around to a dozen of my listings which may net a commission of between $1300 and $1500 to them as the Buyers agent.  Well if it saves them a day of gas and bumpity bumpity bump on their vehicle they may have saved another $100 in gas fuel and maintenance  for the potential to make a very small commission - but I have made a contact with their buyer and at the risk of them missing out on another property out here in a very unique area is real... so send them out - I'm happy to show them the limited number of properties that you directed them too - along with SEVERAL others that are now MY properties to show them - and they do not have that 20% referral affixed to them.  so Refer away....

Referrals can be BAD - or GOOD for me and BAD for the referring agent - depends on how you look at it...
