Known or Unknown Pre-Existing Conditions - That's ALWAYS the Question

UNKNOWN PRE-EXISTING CONDITIONS 
 
Did you know - NO home warranty company offers unconditional coverage for KNOWN pre-existing conditions?  However, several companies do offer coverage for UNKNOWN pre-existing conditions. The expection is that the covered item in question should pass a simple visual and/or mechanical test, much like a home inspection, even if a home inspection wasn't performed.

A home inspection is not required, but a copy of the inspection may be requested during the claim process to determine whether the pre-existing condition was known or unknown.  Buyer's should have a third-party home inspection for their protection and peace of mind.  Absence of a home inspection doesn't eliminate responsibilty of the buyer regarding a pre-existing condition.  If the condition is something that would be detected during a home inspection, simple visual and/or mechanical test, then it would be known. Ignorance is bliss.  Ignorance is NOT bliss when you're purchasing a home!

SIMPLE VISUAL TEST:
Exterior rust visible on the outside of a hot water heater? This would be a known pre-existing condition.

SIMPLE MECHANICAL TEST:
Turning the knob of a cooktop burner and the burner doesn't ignite/heat.  This would be a known pre-existing condition.

KNOWN OR UNKNOWN?
If the hot water heater leaks due to pre-existing rust/corrosion, is this considered known or unknown?
If it's rusted/corroded on the inside and not visable on the outside, it would be considered an unknown pre-existing condition.  If it's rusted/corroded and visable on the outside (as shown in the picture above) it would be considered a known pre-existing condition. Rusty water coming out of the faucets is an indicator that the tank is rusted on the inside and would be a known condition.

I love the home warranty products.  It has convinced nervous buyers that the home they are thinking of buying is okay.  Having that reassurance of one year for most problems to be taken care of is a good product, for a small fee.
