I just checked out a couple FSBO sites to see what home owner/sellers were doing...it was quite interesting!

The one that stood out was the seller that was asking $200 a foot for a FIXER...yes a FIXER...it could be real nice his headline said....Hello....Huston...we have a problem here!!

I love this one..."Great for an investor"!mmm interesting...I have yet to find an investor that wants to pay OVER market value....If you come across one...LET ME KNOW!! The ad went on to say that part of the home was UN permitted...alrighty then....$200 a foot and some unpermitted additions...any guess when this one will sell??

This is one of my favorites...1889 sq.ft for $459k...wow that's a deal....NOT...

And yet another...1200 sq.ft for $274,000.....wow the good OL days...remember the good old days (3 years ago) when you COULD get that??

A latest survey from Zillow shows that many home owners are still in denial (about what their home is truly worth) and there are a large percentage that think their homes have gone UP!! wow.....hope none HAVE to sell anytime soon!

Price it sell or pay the price....now that is good advice!

You can CHASE the ball all the way down the hill or you can get ahead of it and stop it and sell...choice is yours as always....it's only money after all.....

Good stuff.  Great attitude.

If we are professionals, we must not fear losing a deal by offering the TRUTH (as best as we can tell).  We must speak honestly and genuinely.

Richard, I am sure that everyone could give similar examples.  I don't know, I think that there are so many articles on the internet about selling houses yourselves.  I also think that bad agents have helped fuel the fire, but the fact is the fact, right now a house has to be priced correctly to sell!  I also agree with Richard.  In fact, we have lost a couple listings by being honest with sellers, and that's alright, I would rather be honest.
