Wallpaper - Updating Ideas!

I love wallpaper.  My kitchen has wallpaper.  But, if I was preparing my home to sell, I would be remodeling my kitchen and removing the wallpaper.  Why?  Most wall paper is a very personalized decorating style.  Wallpaper is making a comeback - but the new patterns and designs are far different from what was purchased even a few years ago. 

To realize how "unpopular" wallpaper has become, it is no longer carried at most Home Depot, Lowes and other major home improvement stores.  Some people may love some wallpaper, it does not appeal to most home buyers and the idea of removing the wallpaper is daunting to everyone! 

We've removed lots of wall paper -- some came off easily in large sheets, and other in tiny pieces causing hours of "picking"!  Following are our top recommendations on updating wallpaper walls.

1 - Removal - Unless you applied the wallpaper to the walls, you don't know if the walls were correctly sized and prepared for wallpaper prior to hanging.  If it was applied directly to the drywall without sizing or priming, it can be difficult to remove.  Sometimes removing it can damage the drywall, requiring repairs before texturing or painting. 

We place tarps on the area below the wallpaper.  Starting at a seam area or where the wallpaper is pulling away from the wall, wet thoroughly the wallpaper using s large sponge or spray bottle.  We have found that adding one part liquid fabric softener to 4 parts water (Downy or similar product) helps thicken the water so it stays on the wall longer.  Very carefully use the putty knife, avoid gouging the drywall if possible.  Repeat until all wall paper is removed.  If tiny pieces of paper are still on the wall, you can sand them off easily after the wall is thoroughly dried.  If the drywall is damaged, use joint compound to repair as needed.

2 - Priming/Texturing over the wallpaper - This can be the best method in the following circumstances:

  • wallpaper is well adhered in most areas
  • walls are damaged or of questionable condition under the wallpaper
  • the idea of removing the wallpaper is too daunting

Using an exacto knife, trim away any wallpaper that is loose or peeling.  Using water based primer such as Kilz, prime over all wallpapered areas.  Once the primer has dried thoroughly, the walls are ready for texturing. 

We have used this method with great success - finding is quicker and easier than removing wallpaper and then preparing the walls.  We have then textured using a texture gun or a hand trowled method. 

Here are some photos of a job we did last week.  The wallpaper was well adhered except for a few spots.

 

The area that had wallpaper was a small dining area and the original walls were plaster.  The kitchen walls were not textured.

 

 

Since the area was small and it would require lots of taping off to cover the windows/doors/floor/ceiling to use a spray texture gun, we opted for a trowled finish for the dinette.  It was quick and easy to do - and was a beautiful finish.  The walls were then painted a light sage green.  (Window covering and decor not done before photo)

Margaret -- very nice job removing the dated wallpaper -- that one change really brightened up the room!  (I'd have been tempted to paint the wainscoting & cabinets too, and add new cabinet hardware ...)

All the wallpaper in my house was applied directly to the drywall, and it's a bear to get it off. Most of it has already been painted over, so it's even harder to get off. I'm definitely inclined to paint over it, so it's good to hear you say that that's an acceptable strategy. Thanks!

Kathleen - I think wall borders are taboo too - so stay clear!!

Maureen - Yes - the kitchen really needs a complete overhaul!  It is actually the kitchen of a day center for homeless families where we organized a "Make A Difference Day" event.  We have about 30 volunteers and got some incredible work done.  More work days will follow I'm sure!

Laurie - Makes you wonder if the drywall guys have a deal with the paper hangers doesn't it?  You nearly always damage the sheetrock getting the paper off if it isn't prepped correctly -- and most people would call a drywall guy to come and repair it!  Sounds like a racket to me!   :)

Thanks Leah for the links about wallpaper - I enjoyed reading the articles.  In this article it did say to use an oil based primer.  I have discussed this with not only my local paint store, but also several other drywall and faux finish experts and they all disagree with this point.  The new water based primers are the only product they would recommend. 

Recently I had a job of painting over grasspaper and thought it would require oil based primer, but after discussing it with the paint store, they advised me not to.  The oil based primer actually loosens the adhesives more than the water based.  For this job I actually painted did a test spot - painted the primer on and let it dry to be sure the adhesive didn't loosen up before doing the entire room (which had 10 ft ceilings!).

Hope this gives some additional insight!

Everyone keeps telling me that wallpaper is coming back.  Fortunately for me it takes a long time for trends to hit Michigan.  I love the great advice and I have successfully recommended to sellers that they paint over wallpaper. 

Your post came the day after the finale of Top Design on Bravo.  The houses last night had wall paper everywhere so I'm not sure the decorating and desing world has caught on to the fact that wallpaper is out.

Hi Deborah - I have heard that wallpaper is coming back in also, but haven't seen it.  (Doesn't everything cycle around?)  I have seen Vern Yip using a specialty paper on one of his shows also. 

I'm confident the wallpapers last night on Top Design looked like the ones we have been removing!!  Thanks for the comment!dated wallpaper

Margaret,

This topic came back up through my alerts.  I have one more idea for you when all else fails with wallpaper removal.  I have at least 4 or 5 times when clients refused to remove or paint over wallpaper had to find a way to make a room look brighter, fresher and updated.  What I have done with great success is use white.  I use white shower curtains, towels, rugs, accessories.  This has helped make small, dated, cave like rooms seem lighter, brighter and fresher.  It is not the optimum but we don't win all the wall paper battles.  This also works with dark paint and cave like small spaces.
