It's hard when you are a seller in Humboldt County California and you were hoping to sell for $50,000 more than a buyer will pay for your home in today's market, but the numbers don't lie.  Humboldt County CA Realtors have access to a tremendous amount of data on homes that have sold in the last year, ones that are currently pending and homes that your house would be competing with.

1) Price your home competitively at the beginning, even under market value.

4) Finally - Certain items that you may think add a lot of value to your home, may not necessarily equate into a higher price to a buyer.  For example a home that is in Good condition on an acre of land in a great location may not sell for the same price or even $50,000 more than a excellent condition home on .25 acre, especially if the home on the smaller lot still gives the buyer a sense of privacy.

I have found that pricing to sell still gets low offers.  Seriously low offers, so now we're advising a little more wishful pricing, since buyers are wanting to "pick up a bargain".  We'll keep tweeking the formula until we find what works.

Tammy - It's definitely different in each market.  In our market though - when it's priced competitively it usually sells for very close to list price if not list price in a short amount of time (taking into consideration - staging and curb appeal).
