Virtual Offices and Scarsdale, Scarsdale

Westchester is a bit odd.  When I moved here it was quite difficult to understand.  I was working in an office in Scarsdale, New York that would be Scarsdale, Scarsdale at the time.  Scarsdale, Scarsdale means the Town/Village of Scarsdale.  There is Scarsdale, New York which is a mailing address and is referred to as Scarsdale (PO)  and includes areas including  New Rochelle, Scarsdale, Eastchester, Ardsley, and Yonkers and then there is Scarsdale in Scarsdale.  Many, many agents have websites that state Scarsdale, New York because that is the address of their office but  their offices are not actually located in Scarsdale, Scarsdale. 

When you search for real estate offices or agents in Westchester and you enter Scarsdale you will get offices and agents in many communities in Westchester County. Loads of agents throughout Westchester County whether they are actually in Scarsdale, Scarsdale have Scarsdale as one of the communities they sell in and list it as their primary area.  More and more offices and agents are stating Westchester County as the area they cover rather than the area where their office is physically located, the internet is making hugh changes in this.  I get calls from agents in other countys who cover Westchester County and are not physically located in this county at all but belong to the Westchester Putnam MLS and show properties here.

While my office is physically located in Eastchester the mailing address is Scarsdale, New York 10583 and I personally do not sell real estate in Eastchester it is only where my office is located.  I actually work from a virtual office and sell real estate not only in Scarsdale, Scarsdale but Scarsdale (PO) post office and all over Westchester County.  The old concept of brick and mortar real estate offices has been changed by the internet.

Some agents, who probably do not understand the internet,  believe that your web presence should be limited to the actual location of your office but that is not how it works anymore, and it is absolutely not how I work.  If I send out a marketing piece by snail mail there is a return address with Scarsdale, New York - I can not put Scarsdale, New York  (but really in Eastchester or New Rochelle or Ardsley or Yonkers) on the piece of mail as some agents would like.  Same thing on the internet and on websites. An address is an address.

  • If you call information to find an  office in Scarsdale (PO)  you must ask for Scarsdale, New York or you will not get the correct answer and will not find the office;
  • you will not find any of these offices if you google the town/village they are in you must Google their mailing addresses, Scarsdale, New York;
  • the vast majority of agents now work a multitude of areas anyway so you can no longer isolate an area and find an office, buyer agency changed that;
  • if you have to enter my office address into a navigation system you must put Scarsdale or you will not find my office;
  • there are 40 offices and 573 agents on the Westchester-Putnam Multiple Listing Service in the 10583 zip code which is the zip code for Scarsdale. 
  • According to the Department of State we must identify ourselves and our offices on all marketing and advertising materials.  The address on my license with New York State says Scarsdale, New York.

Folks, I was not the one who set this up.  Where I come from the name of the community is the mailing address and it is quite straight forward.  Here in Westchester County loads of properties have mailing addresses that might not reflect the Town/Village a particular property is in.  Some real estate agents use Post Office Boxes for their mailing address because they work in areas no where near their offices. Does it matter?   NOT.  This is traditional real estate butting it's head against change.

Miriam - It can be confusing, here in Dutchess I run into the same problem, physical address with a mailing address in another town.  Yes agents cover a larger area these days.  I live in Northern Dutchess and work from my virtual office however my real office is located in Southern Dutchess and I cover anywhere from Fishkill to Red Hook.  Technology certainly has had a great impact on our industry.

Hi Miriam,

I was involved when we picked the past 3 MLS systems.  We tell the computer people our area is different and they say Yes Yes Yes, as if all areas are different.  Then when they start the programs they say boy, your area is really different.  It is weird when the towns post offices and school districts don't match.

Miriam - I remember when I first moved up here - it was so confusing!  Mt Kisco's post office delivers to New Castle and Bedford.  Several years ago the Bedford people serviced by the 10549 postal code did grass roots organizing and made their Bedford area "Bedford Corners" 10549.  I guess they didn't want to be associated with Mt Kisco!  Too funny . . .  LOL

Another funny story:  Mt Kisco is so small that you blink and you're either in Bedford or New Castle.  We have a celebrity that lives in Bedford literally on the border of Mt Kisco.  Whenever this celebrity gets into trouble, this person is always referred to as being "from Mt Kisco."  Bedfordites are so amusing.

Sandy, I know Mt. Kisco very well, I sell up there and used to live in Northern Westchester.  Bedfordites sound like Scardalians,  so silly, isn't it.
