Comparing the real estate market of October 2008 to October 2006 through the key indicators of the in real estate values for Malvern shows that the Under Contract Price has increased 8%. This appears to be a good and positive direction indicating more realistic “For Sale Pricing” and hopefully some increased demand.

The real story in Malvern and most of our local markets, at this time, is in the volume of transactions. The overall volume of homes under contract is down 48%

This is shocking. Buyers are paying more but it appears there are only half as many. What stat have you got for inventory over the same period?

Hi Bob - Thanks for visiting. It's good to see that the median under contract price is moderating here. Combined with only a 1% drop in the Median Sold Price, it suggests that Listing Prices are reflecting the market just a little more than they were. Malvern is a desireable area that appears to be weathering the storm fairly well. We're fortunate.
