In October of 2008 there was 13 homes that closed within the month for Northbridge Massachusetts. This is an increase of 7 units as there were 6 homes that closed in October of 2007.

The Average list price for the homes that closed in Northbridge for October of 2007 was $340,750

The Average list price for the homes that closed in Northbridge for October of 2008 was $319,585

The Average sale price for the homes that closed in Northbridge for October of 2007 was $322,608

The Average sale price for the homes that closed in Northbridge for October of 2008 was $313,935

The Average Market time for the homes that closed in Northbridge in October of 2007 was 151 days.

The Average Market time for the homes that closed in Northbridge October of 2008 was 190 days.

 

5 homes went under agreement in Northbridge Masssachusetts in the month of October. The average list price of the homes that went under agreement was $361,100. The average time on the market for these Northbridge MA homes was 249 days.

 

                                    January - October Market Statistics for Northbridge Massachusetts

In Northbridge MA for the period of January to October of 2007 there were 107 properties sold.

In Northbridge MA for the period of January to October 2008 there were 82 properties sold.

In Northbridge MA for the period of January to October in 2007 the average list price was $363,917 the average sale price was $352,924 and the average market time was 165 days.

In Northbridge MA for the period of January to October in 2008 the average list price was $321,339 the average sale price was $311,752 and the average time on the market was 184 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Northbridge Massachusetts.

In comparing year over year longer term data for Northbridge MA, the average list price and sale price both went down year over year from January to September. This can be attributed to the on going weakness in the real estate market. The average days on the market for the same period in Northbridge MA was very similiar . The number of homes sold in the January to October time period is down substantially from the previous year.

These statistics are similar to many of the towns in Metrowest MAMost of the surrounding towns experienced a decrease in the average list price and sale price as well as the number of homes sold for the January to September time frame.

You do a great job educating the consumers for Northbridge about their market.

You've had a huge increase in the number of homes sold - nearly double year over year.

It also looks like the sellers have become more realistic about the actual home value.
