In today's real estate market, having a listing is great because it puts you out there and shows other agents and the public that you are still in business and working hard.  But what if you were given a listing that the owner has vacated for years, and now the yard has overgrown and has become a large jungle and there are a few abandoned vehicles on the property?  What if the house on the property appears to be very unclean also? 

Would you as a real estate professional put the property on the market right away and put your sign on the front yard as well?  Or would you wait till the property owner has completed the yard clean up and landscaping?  What if it is now the rainy and wet season and the owners cannot get to the clean up work for a while?

For my case, since I had the seller's signature on my listing agreement, I put the property on the local multiple listing service and my company webpage as well.  But I also included in the agent remarks that the seller is in the process of doing the clean up work and are just waiting for the weather to clear before completing the work and that the vehicles will be removed as well.  So I hope that potential buyers will not see the property for its current condition, but are able to view the property as it should be when it is cleaned up.

If it canrt be shown I would have held off on listing it. Its a tough call and depends on whether the seller will be quick about getting it ready.

In my experience, the way it is today is the way it will be, period! Most sellers make promises to have the carpets cleaned, the walls painted, clutter removed, etc. but talk is cheap. Weeks and months go by, and the general excuse is that the seller was expecting their young adult children to do the painting and work, but they can't get them to do anything. When I walk into a prospective listing, it is WYSIWYG.... "What you see is what you'll get".

I have a client that I have been putting off for a month now. They want to sell their home but it is in need of painting (kids have written on the walls with markers EVERYWHERE) and a complete cleaning (mold in the shower!) before I take photo's. They call me each week to list and when I ask if they have painted they tell me next week!

The first impression is the most important one!

Thav,  The recommendation of the listing agent should be no but the decision is always going to be up to the seller.  The first impression is the most important and shouldn't be wasted.

I just listed one and am in the same situation. I've been over there every day this week trying to take photos. I'm not entering it into the MLS till it's ready.

It's not my preference but I have done it.....in fact, I have a listing right now where the seller is dragging their feet on getting things finished.

Wow, looks like there are great arguements to both sides.  But then, if I wait too long, the seller might go with another agent.  I think another factor we should consider is if the property is priced correctly for the current market.  I did the research and listed it yesterday at what I determined to be the correct or approximately correct listing price.  Already, I had an agent call me at 7:30am this morning trying to show the property before her client goes to work.  But hopefully, when they got to the property, they will see pass all the clutter and overgrowth.
