The market is showing signs of live again in certain price ranges. I just listed a property and had an offer on it in 72 hours.The Sellers are very happy and the buyer got a steal...everyone wins!
How did this happen so Quickly you ask? Well when you price your property Correctly and put it out to ALL the agents and on the Internet it sells.....When you show a VALUE in this market a funny thing happens...you get an offer or two!
In the case of REO's the ones that are priced sharp sell quickly and with multiple offers usually.
So in review....to sell quickly and for top dollar set the price just below the market...Below you ask?? That's leaving money on the table!! Is that what you were thinking? Well it works this way...if you price at the market level you are already behind the ball when we are in a declining market (such as now). When you price ahead of the market you stop the ball rolling down the hill and SELL while the sit...and then they have come down, and down and down and end up taking Much less later....
Choice is yours...Price to sell and SELL...or price at or above the market and CHASE....what do you want to do?
These sellers were Smart...they will have their property sold and closed while the others in the area sit through the winter....and go down in value.
