A house can be a diamond in the rough             There are a lot of "diamonds in the rough" for sale on today's real estate market. Such a "diamond" may be in a great location, have large sunny rooms and a big yard, but may also have torn wallpaper, worn hardwood floors, old carpeting and uninspired bathrooms. 

      If you can look beyond the surface, you may see a house with incredible potential that could be transformed by a little "elbow grease", paint and new carpets. If a house is structurally sound and all the systems are in good condition, it may be only a few cosmetic repairs away from being fantastic! A home that does not show well is usually priced accordingly. If the price doesn't reflect the condition of the house, the seller may be more willing to negotiate than a seller who has made a considerable investment in preparing a home for the market.

Bill - I have a couple of sweet deals that I really like but finding a buyer to match them up with is a bit tough, the investors are holding out for a screamin' deal.

Samatha - I couldn't agree with you more and what a great post. Short & Sweet! There are so many clients out there that are looking for the perfect color, perfect yard, perfect driveway, perfect location, perfect neighbors, etc-etc. These homes don't exist, there is no perfect home. A little change of color, a little change of this and that, you know what I'm talking about.

Hi Robert, thank you. Cosmetics can be changed, good structure and location should be a bigger consideration.

Ted, I specialize in new construction and design as well so it is easier to see potential. I agree tt's passing on the vision that is not always easy. A good imagination and communication skills help. Just "paint" buyers a pretty picture and hope it works.

Hello Stephanie, "Things are rolling now" referred to my expanding proficiency (I hope) in ActiveRain and blogging. I have seen positive results with sellers I work with and the listing appointments I have been on. More exposure for listings and an edge on other listing agents in the area. I haven't seen an increase in buyers yet but hope that will come with time. I have starting receiving comments from acquaintances in my network that have seen my blogs so it's getting out there.

I love my website although I do have to tweak it further. It's a company out of California that I found a few years back. I work the back pages but they took my ideas for the front page and built it for me. I would love to be able to make my own changes when I want but other than that, I really like it.
