CONGRATULATIONS! Now you have the listing contract signed with the Seller for a saleable listing...what's next? 

What do you need to do to get your new listing "ready for showtime"?

It's essential to discuss the "pre-activation" process with the Seller so they understand their role in ensuring the property "sparkles" prior to "showtime".

It's critical that the Seller understands that there is a group of Buyers, right now, looking for similar properties, who will be coming through the front door soon after activation in the MLS - some perhaps the same day as activation in the MLS.

It's essential therefore that everything that needs doing to get the property ready for "showtime" occur PRIOR to activation in the MLS.

In our listing agreements we insert the following clause so that we have a written instruction from the Seller that covers the gap between the signing of the listing agreement and the activation of the listing in the MLS, which keeps everyone "compliant" with the MLS rules.

SELLER INSTRUCTS THAT PROPERTY SHALL BE ACTIVATED IN THE MLS ON <DATE>

The checklist of things to do prior to "showtime" includes:

  1. Title Inspection & Home Warranty
  2. Home Inspection
  3. Home Staging
  4. Measurements and Description, Features to highlight 
  5. Digital Photos and Virtual Tour
  6. MLS Data Entry 
  7. Internet Marketing
  8. Toll Free Audio Tour
  9. Marketing Collateral to be placed inside the property
  10. Yard Signs, Flyers and Lockbox

The Seller's cooperation and participation is needed for the Home Inspection and Home Staging.  Photos and/or video cannot be shot until those two key listing items have been completed - including any repairs needed discovered by the Home Inspection.

I like the approach of not putting it on MLS until the seller has gotten it ready.  I do something similar in some cases.
