Yesterday morning, I finally receive the notification - pending a single form, I can list the property! The property is bank owned, in a very desirable neighborhood, gorgeous, and very hot. Already I have several agents with buyers that are calling me on it - asking when it will be listed. Finally, I receive the notification that it can be listed. Yeahhh!!!
There's only one slight problem, because they were recently doing work on it, I was not able to get in to lightly stage it and have my husband photograph it (he is profecional and does stock photography). I call him up at work, around 10 AM and tell him the news.
That's great, I'll arrange to get the camera for Saturday, he replies.
To add even more fun to this, he currently doesn't have a camera. He sold it early because it is being replaced with a much better model and he wanted to sell his current camera before the price went down. So he has to borrow a camera from a friend.
As I was going through my paper work, I noticed that the Asset Manager had the listing date as of that day. I think about it a bit more, and call my husband back to say that we can't wait for the weekend. The house needs to be listed sooner. He grumbles a bit, as he is extremely busy that day, and says he'll do the best he can. An hour later I receive an e-mail that he arranged for a camera, but that I would have to pick it up.
I spend the rest of the morning getting all of my staging materials together. I don't have enough things for a house this size, but it will have to make do. I then pick up the camera in the afternoon. After that, I head over to the house and spend the rest of it staging it. I then pick up the kids and make dinner - all part of an average day.
My husband comes home, grabs a quick bite to eat, gets out his lenses and lights, and we both drive to the property. I let him in and he starts to set up his gear. While he is photographing the house, I did the final touches in the house. While my 4yr and a 5 yr followed me around like my shadow. Bring the kids back home and put them to bed. After going through the full bedtime ritual, I start the work of inputting the house into the MLS.
Around 10 PM he comes back home. He took a bit longer because he was a bit unfamiliar with the camera and hadn't photographed a house that large before so he wanted to get the lighting right. He downloads the pictures and we both go through them. I tell him which shots I want and he edits them.
Around midnight we finish with the pictures and both head to bed, exhausted.
Good luck Nelya and we hope that it gets an offer and sells very quickly for you.
