Here I go again, sorting through pictures from old inspections (within 6 months) I came across one that I thought might be good for "Think they might have a problem".

Very few rules, just tell me one of the problems you see in this laundry/furnace/utility room.  There should be plenty for all to go around, I spent a little time in this room during the inspection.  This is a recently rehabed house that had been done by a few 'let's rehab a house' guys.  After the football or baseball game on Saturday or Sunday they were bored so they decided to make an investment.

Jack, the slope of the sink and it's drain jumped out at me, but it is late and I am tired, so I probably have missed a lot of others.

Wild speculation - but here goes:  (1)  Improper venting of the HVAC, (2) spacing between HVAC and water heater, (3) surface mounted waterlines, (4) improper connection of water line to utility sink, (5) improper connection to floor drain, (6) oddly sloped floor, (7) no GFI - really don't have a clue.  Do tell.

The A/C lines cross behind the flue pipe. The washer hook up is a little tight. Is that the TPR valve pipe going into the hole in the floor for the sink drain? I would guess by the floor slope this is the garage.

All - Believe it or not the laundry tub is almost level in comparison to the floor. 

Tony - The drain on the sink is reduced to 1/2", which makes me wonder what they were thinking.

Ryan - The flue for the exhaust is improperly run (not in a workman like manner ).  Unfortunately, it is not a serious issue, because it actually works.  Surface mounted water lines are okay, but I would like to see them strapped to the wall to keep from rattling and possibly breaking the already questionable solder joints. Laundry tub is connected properly, but also in a non workmanlike manner.

Ryan - The L Tub goes into the floor drain, which is a no no.  Explain floor later. That's right, no GFCI.

Bob and Carolin - I had fun with this one.  2 pages in 1 little room.

James - The AC lines actually force the flue off center.  The washer hook up was passable.  That was the TPR line to the floor drain and (you couldn't see it in the picture) the condensate from the AC.  I thought that was different, but no one could know that from the pic.  Not a garage, but good guess.

I promise I would reveal the reason the floor slants so much.  This used to be a breezeway, little Cape Cod action.  The breezeway sunk/settled at the side where it touched the garage.  When they enclosed the room they should have leveled the floor, but either they didn't care or they didn't know.  Have you ever been in one of those fun houses where the floor slopes, you could charge admission to this place too.

I was surprized that none of the inspectors caught on to the ground wire on the abandoned galvanized pipe.

Izzy - You are still leaning on your paws to the left, and taking off center pictures, or that floor is sloped downward to the left.  Noting the extenders on the left feet of the laundry tub, I suspect it's the floor.  I would have originally guessed something about water and electricity not mixing, but Jack has educated us pretty good about the real issue :-)  I hope you are getting your share of Milk Bones lately!

Myrl - Jack is stingy with the milk bones, only 2 a day. But I usually beg 1 or 2 from others while he is at work.
