Growing Inventory of Active Listings

I work on the South West Coast of Oregon. Our inventory of Active Listings will take approximately 4 years to sell off at the current rate of sales. Some listings have been on the market for more than 3 years. It begs the following questions: How do we reduce the inventory?

Can we unilaterally set voluntary limits for the number of active listings we will carry?

Can we convince out listing clients to limit the conecutive number of months that a property is carried as an active listing?

Can we educate our listing clients that competetively pricing their properties will bring a quicker sale?

Can agents be more selective about which properties qualify for a listing agreement?

Can we educate potential clients about what they can do to make their homes more saleable?

Of course we can but we don't.

The end result is an inventory that will take more than 4 years to sell off.

we too have a large inventory - some of those that really don't need to sell should sit back and wait - it is pretty crazy out there - welcome my fellow Oregonian
