Since the internet is the #1 tool to sell properties. I have encountered more and more buyers that prefer to work 'solo'. Although it may seem that they are able to get a 'better deal' because they are coming without a buyer's broker, its not always the case.
They will likely spend more time in trying to find that deal, they won't have access to properties that are "in-contract" which in todays market in New York City are more important than ever to see if you are overpaying.
Here are some of buyer's objections in wanting to work 'solo':
- I can get a better deal when I go direct to the listing agent
- I can find the property on the computer on my own
- I like to see property on my own schedule, not according to yours
- I used to do Real Estate in another State, so I know how it works
- I like to see some FSBOs but they dont like agents, so I am not paying your commission
- I have bad experiences with agents
Sometimes it is better off to let these buyers go and contact them few days later once they have been out there on their own.
I am interested to know,
1)what are some other buyers without agents objections you may have encounter?
2)what are some common mistakes buyers w/o agents make that can be avoided if we are involved in the process?
