Inventory is established by the rate at which our market can absorb a particular classification of property. In this case we use Single Family, Detached residences (a.k.a. Houses).

This rate of absorption is based off of historical sales data. Here is a look at our current and historical inventory numbers.

The interesting observation here is that after a really rough first quarter, the Colorado Springs Real Estate market has been slowly correcting back to reasonable inventory numbers.
