About 3 weeks ago, I received e-mails from 3-4 buyers saying that they were going to put their home searches on "hold" to wait out the financial crisis.  From the shortness of their comments to the tone of their words (not sure about my company's future;  may need to save more for a down payment; concerned about their credit, etc.).  There's no doubt that everybody has had an emotional roller-coaster along with the movement of the stock market!  Worry, despair, anger, panic, anxious, helpless ------these are all emotions that many of us (clients and agents) have experienced over the last few weeks.

 

In the beginning, I wrote back to my clients and said, "yes, I understand, you are making the right decision, hold off, don't sell your home; don't look for a new purchase".  Everyone I talked to was saying, "I'm cutting back on expenses... my 401K has dropped 25% ... I might need to continue working after 65 etc. 

Then it hit me; everyone was watching TV and reading the news about how bad it was;  like watching an exciting football game - your body reacts to the stimulus and your emotions go from "calm" to "panic" in a matter of seconds!

We're in difficult times but that doesn't mean that everybody needs to put their lives on HOLD!

Now I tell buyers, yes I understand your reluctance to move forward but this is a good time to buy - "what" they say?  - "Yes", I say, there are good deals for buyers - if you have saved for a down payment, and if you have good credit and if you find a home that you love, why not move forward? 

What if you are a motivated buyer who has a need to move (new job potential; retirement, downsizing, upsizing, etc.) why wait?  This is where we as agents need to do our homework - to provide the knowledge that the client needs, to answer all their questions and help strengthen the housing market!!

 Yes, I truly believe that the sooner buyers who are on the fence move forward and the sooner more sellers put their homes on the market, the sooner we'll get back to a more "normal" real estate market.

The media is continuing to have a negative influence on our customers; real estate professionals have build rapport with their customs and help guide them though the sales process.

The media is doing what the media has always done....hype up the Negative to sell sell sell.....now is a excellent time to buy for many reasons....

 

#1 The inventory is high....it give you the buyer more to choose from!

#2Interest WILL be going UP....that is a fact and not fiction...the amount is the only thing in question and Exactly when not if.....

#3.What's that, you think the home will go down in value another 5-10% before it bottoms out??? Well Mr Buyer you are in luck...lets write your offer for 5-10% less and get you your dream home NOW when interest is LOW...shall we?

#4 I hear you Mr buyer...you said that you are going to wait until it bottoms out and then you are going to buy....So you want to compete with EVERYONE else that is waiting also???

#5. Mr Buyer you can't time the exact Bottom of the market...it is simply impossible...but you can buy in the band and right now you are certainly in the band...When you read about the market coming back or home prices heading up....it's too late then...and then you get to compete against ALL those others...With a higher interest rate no doubt.

It's crazy -- I think the jobs report on Friday didn't help at all!  People are really scared.  Tonight an nobel prize winning economist said he had no idea what would happen with the housing market --a nd that this was the worst economy in 70 year!  Ouch!

I agree no one needs to put their lives on hold.

A higher number of buyers are choosing to wait because of the media and job security. I will give a push to the ones that need reassuring but the ones that can't feel good about their purchase, I leave them be.

I wish we could put buyers in a lock down and stop all media contatc during the buying period. Basing a decision that will be yours for 10 years or more on todays news is not the smartest thing they are doing

Yes it is a great time to buy, and it will only get worse before it gets better. I wish the media

would encourage instead of discourage all the time.

Thanks for the post. As we know, there is a need to get revenue flowing. If consumers continue to stay tuned to the doom and gloom and hold off their investment in real estate, they will help to perpetuate the dismal picture. Remember the self fulfilling prophecy, it doesn't have to be that way. We can change the economy and the perception, Yes We Can!

Ed, Buyers who are ready to buy and don't only help contribute to the financial crises that they are afraid of.  Hopefully now that the election is over the Media will stop trying to send our economy down the tubes, and start to report the news in stead of creating it.
