Make MONEY doing BPO's a FREE LIST part 1

BPO: Broker's Price Opinion. These are generally ordered by banks, asset managers and relocation companies wishing to determine the FMV (Fair Market Value) of a property. These are not appraisals! A BPO will look at he subject property, 3 recent and comparable sales and 3 active listings. Then factor in any needed repairs and determine a FMV.

 

  • Agents can sign up with any number of companies and be on the list to be contacted when a requebpost for a BPO is made within their area.bpo

  • Expect to earn anywhere from $40 to $150 for doing a BPO depending on it's complexity. Some just require a drive by and 3 exterior photos others are more complex and require an interior inspection, photos of all rooms and prices for required repairs.

  • You can expect payment to take up to 30 days after completion as most companies cut their checks either every 2 weeks or every 30 days.

  • Each supplier will have their own website and forms which are completed on-line and the photos uploaded to their site.

  • Below is the first part in my BPO list. I cannot, however, vouch for the payment history with these companies and will let the agents that have experience with them comment on this post.

I can't seem to get a straight answer on this.  The definition of an appraisal is to get paid for your opinion on the value of a property.  In CT it is illegal to accept payment for giving your opinion of a property (unless you are trying to get the listing) unless you are an appraiser.  Years ago we were approached to do BPO's and we were getting a few a week.  In the end we never got paid for any of them (they said the check was in the mail several times) and then we decided not to do them due to the possibility of them being illegal.

I've done them for about 4 yrs. I have only worked for one company though. The forms have increased in difficulty in the last few months, but the pay has not increased. The picture requirements have increased on many as well. Some I don't think are worth it, especially the one's in BAD neighborhoods. I've had some scary experiences, so I'm pretty picky now about where I go. Just be careful when doing these. Most are for foreclosures and people's emotions are running high. I've had friends who do them chased by the owners, had things thrown at their car and even one who found my friends home! ( she thinks they must have had a friend or relative in law enforcement run her tag) . Just use good judgement and be cautious.
