Get that brokerage agreement signed...or else!

OK, I have heard all the excuses in the world why not to get this brokerage agreement NOT SIGNED....

SO, now you tell me:

1. If you chose not to ask your buyers not to sign the brokerage agreement, why?

2. Don't tell me it made them nervous...then they are not loyal.

3. You have not done the job of gaining their confidence...why?

4. If they are prequalified in this market, and they are a good qualified buyer, why wouldn't you convince them that you are the BEST agent to help them find a home? (After all, how many agents are still working full time in your area?)

5. Are you confident that you can do the job for your customer?

6. Do you exude that confidence?  If you cannot get thast brokerage agreement signed, you need to rethink your approach.

7. Where did you get this customer?

8. Did you get this customer through a referral?  Did the referee give the customer the information necessary to ensure you are the right agent to take over their care?

9. How many of you complain that you lost the customer to another agent??? Many...did you do your job?  Did you have the information in place to ensure total confidence in the new agent?

10.  If you lost that customer, and you didn't have the brokerage agreement in place, why NOT?

If anything... To show a home that is not my listing it is required by my state or I am in violation and could get my licensed revoked.  This is one good reason beside all of the other stuff.

Buyers Agent Agreements are not required in TN. 

Don't use them.  After all, it's a piece of paper and certainly does nothing to gain trust.  The buyer has the right to terminate at any time they feel you are not doing your job and should.  Educate your buyers.  Most will demonstrate loyalty if they understand the process and you do your job.

It's not an issue with me, per say, however, my broker want's us to do it here in So. Flo., she want's us to have loyalty, and she want's us to iterate why they should...then again, there are a lot of looker's here, and those that do not have loyalty, waste a lot of time showing properties with people who work with multiple agents.  When a buyer tell's me they are working with multiple agents...I just tell them why they only need me.  :-)

Karen - I would love to have all my buyers sign them, but some of these buyers are such flakes. Maybe when their weird and flaky , that should be a sign.
