In Summit County, it is Breckenridge.  Although if Frisco had more residential units it might be a close second.  The average sale is priced 16% higher than it was this time last year, but we have 15% less sales.  It is the old law of supply and demand.  We only have about 850 active residential listings in the whole county, and that is the only thing that keeps us from selling more.  We have lots of demand, but little to sell.  I really prefer a more normal market as it it much easier to keep deals together.  When Buyers are paying full price or more, they expect perfection, but Sellers know that if this one falls through, they might get more from the next Buyer! 

I love the second home market.  It is relaxed; I can go and ski or hike in the middle of the week and my clients are loads of fun.  My leads come from referrals and the internet and I don't have be spend my life on the phone.  Some of my clients I never even meet!  Many of our closings have no one attending them at all, as both sides are mailed out and we just stop by and sign when we pick up our check.  Don't get me wrong, I still have to work hard, but mostly I can get some playtime in there too.  What a life!
