Buyers can mistakenly rationalize they should have several agents working for them. Working with more than one agent will create confusion for buyer and agents alike.  Agents have access to the same Multiple Listing Service. A consultation with a professional realtor will allow an agent to concentrate on your needs and wants. While interviewing agents, sharing your priorities in your home search will help the agent in helping you find properties that meet your criteria.  Select one agent to represent your interests so you can get develop a mutual relationship based on trust, communication and loyalty.

Not only does it create confusion for buyers and agents alike, agents will soon find out about that a buyer is working with other agents as well and lose the motivation to dedicate their time and efforts to do the best job they can for this particular customer.

I have run into this situation before.. one way to work past it to to remind them that you work with many people and the people who sign the exclusive buyers agency agreement, get top priority when shown homes. Those are the ones that are saying they want to commit to you, and you in turn commit to giving them 100% of your attention and top priority over people who don't want to show their loyalty.

Fortunately I have not had this happen to me and my Clients.....

I have been approached to work with Buyer's who, only when I asked, told me they are working with someone.....I ask them to either make it work or end it and contact me.

I can only hope others would do the same.

Michele~ I love the series...sometimes, I think we are so close to our own profession that we forget to stop and share the expectations and benefits of Buyer's Agency agreements with our customers...and then we get upset when they do something we think they should have known. Your series is a great one to explain the process!

Michele:  Along with that myth comes one that our Brokers pay us to take them out house hunting.  I explain to people that Realtor relationships, like marriages, are better when they are monogamous.  :)

Silvia-Good point! I had an agent that figured out a buyer was contacting more than one agent, including myself.  All 3 realtors opted out.

Michael-I changed my title long ago to Real Estate Advisor.  I hope others will follow suit to drop the sales agent title and help the cause.
